The short answer

Structural recertification in Miami Beach is the sealed structural half of the local program, prepared by an engineer who meets the local qualification rules. Threshold buildings in Miami Beach need a Florida-licensed structural engineer and a Florida-licensed electrical engineer. Miami Beach recertifies at 30 years from the certificate of occupancy and every 10 years after, under the county code.

  • Threshold buildings, meaning more than three stories or 50 feet tall or large assembly buildings, need the structural certification from a Florida-licensed structural engineer and the electrical certification from a Florida-licensed electrical engineer. Smaller buildings may use any Florida-licensed design professional.
  • Reports go to the building department through the city's Citizen Self Service portal or by email.
  • The same page refers owners to a mandatory annual maintenance log, a record that is useful evidence when the reserve study is updated.
  • Under County Code s. 8C-6, a parking lot that abuts a canal, lake or other water needs compliant guardrails, and a missing guardrail needs a permit before recertification closes.
  • After permitted repairs pass final inspection, the owner submits an updated report from a Florida-licensed design professional stating the building is structurally and electrically safe, and the Building Official then issues the recertification approval letter.

How we handle structural recertification in Miami Beach

Miami Beach recertification is a full packet, not one report. A threshold tower needs both engineers, the parking lot guardrail and illumination forms where there is a lot, and an updated report once repairs pass final inspection. We line up the professionals and the forms together so nothing is missing when the packet goes in through the Citizen Self Service portal.[1]

Filing in the City of Miami

The City of Miami takes reports through iBuild and ProjectDox with strict file names (RC-S for structural). Buildings built in 1982, 1983 or 1984 shown as overdue cannot use the online process. Filing the report gives 60 days to obtain repair permits without a violation.[4]

Structural glazing on threshold buildings

Miami-Dade requires structural glazing recertification every 5 years for threshold buildings, with a fee of $380.90.[2]
