Who we are

Condo Safety Florida is a First Class Contractors company. We help Florida condominium and cooperative boards and their property managers meet milestone inspection, structural integrity reserve study (SIRS) and building recertification deadlines, and plan the concrete restoration that often follows.

What we do

  • Milestone inspections. We arrange Phase 1 and, where needed, Phase 2 inspections with a Florida-licensed engineer or architect, and coordinate notices, access and the report.
  • Structural integrity reserve studies. We arrange the study with a Florida-licensed engineer or architect or a qualified reserve professional and line it up with any milestone inspection.
  • Building recertification. We coordinate the structural and electrical recertification reports that Miami-Dade and Broward programs require.
  • Concrete restoration. We line up the repair scope, permits and contractor for balcony, garage and facade work after an inspection.

Who performs the inspections and studies

Florida law decides who may do this work, and we follow it. A milestone inspection is performed by an architect licensed under chapter 481 or an engineer licensed under chapter 471 who is authorized to practise in Florida (s. 553.899(2)(a), Florida Statutes). A SIRS is performed or verified by a Florida-licensed engineer or architect, or by a reserve specialist or professional reserve analyst with the credential named in s. 718.112(2)(g)3.a. Condo Safety Florida is not an engineering or architecture firm and does not itself practise engineering or architecture. We arrange and coordinate the professionals who do, and each report is signed and sealed by the professional responsible for it.

Where we work

Statewide across Florida. Our local pages cover Miami, Miami Beach, Miami-Dade County, Fort Lauderdale, Hollywood, Boca Raton, Palm Beach County, Tampa, Pinellas County, Cape Coral and Orlando, where we have read the building department's own rules.

How we write and check information

Every law, deadline, cost and statistic on this site comes from a source we opened ourselves, mostly Florida Statutes, the Division of Florida Condominiums, Timeshares, and Mobile Homes, county and city building departments, and the state's OPPAGA milestone data. Each page lists its sources with the date we opened them and shows a "Last updated" date. Read the editorial policy for the details.

General information on this site is not legal or engineering advice. For decisions about your association, ask your association attorney and the engineer or architect responsible for your building.
