Condo Safety Florida

How we get your building inspected and compliant

From the notice letter to the filed report, with one point of contact.

  • Free, no-obligation proposal
  • Inspections by Florida-licensed engineers and architects
  • Milestone, SIRS and recertification deadlines

The short answer

Tell us about the building and any deadline. We line up a Florida-licensed engineer or architect for the milestone inspection, or a qualified reserve professional for the SIRS, send you the scope, fee and dates in writing, coordinate access and owner notices with your manager, and help with Phase 2, repairs and the budget afterwards.

Step by step

  1. Tell us about the building. Year built, stories, units, city and any notice from the building department.
  2. We confirm what applies. Milestone timing under s. 553.899, the SIRS outside date under s. 718.112(2)(g), and any county or city recertification program.
  3. You get a written proposal. Scope, fee, the professional in responsible charge, dates, and the written disclosures the statute requires.
  4. The inspection or study is carried out. We coordinate access, records and owner notices with your manager.
  5. The report is delivered and filed. The professional seals the report and submits it to the building department where required.
  6. We help with what comes next. The 45-day owner summary, Phase 2 testing, repair bids and permits, and the reserve funding plan.

Frequently asked questions

Does Condo Safety Florida perform the inspections?

No. Milestone inspections are performed by Florida-licensed architects or engineers, as the law requires, and a SIRS by a Florida-licensed engineer or architect or a credentialed reserve professional. We arrange and coordinate that work; the professional signs and seals the report.

Is there a charge for a proposal?

No. Requesting a proposal is free, and you are not obliged to go ahead.
