The short answer
Miami-Dade County has required building recertification since 1975 under County Code s. 8-11(f), amended on 1 June 2022. Most buildings built from 1993 recertify at 30 years and coastal condo and co-op buildings built from 1998 at 25 years, then every 10 years, with the report due within 90 days of the county's notice. Condo and co-op buildings must also meet the state milestone inspection law.

What makes Miami-Dade different
- Recertification covers almost every building, not only condos. Only single-family homes, duplexes and minor buildings (occupant load 10 or less and 2,000 square feet or less) are exempt.
- Courtesy notices go out two years and one year before the due year.
- Threshold buildings need both a qualified structural engineer and an electrical engineer.
- Threshold buildings also need structural glazing recertification every 5 years, with a fee of $380.90.
