The short answer

The City of Miami Beach recertifies buildings at 30 years and every 10 years after, under Miami-Dade Code s. 8-11(f). Threshold buildings, over 3 stories or 50 feet or large assembly buildings, need structural certification from a Florida-licensed structural engineer and electrical certification from an electrical engineer, and the city has separate parking lot guardrail and illumination forms (City of Miami Beach recertification page).

Coastal schedule

Miami-Dade's county schedule puts coastal condo and co-op buildings 3 stories or more built from 1998 at 25 years. Confirm with the city which date applies to your building; its own page states 30 years.[2][1]

Frequently asked questions

Is a structural engineer required in Miami Beach?

For threshold buildings, yes, plus an electrical engineer. Non-threshold buildings may use an architect or engineer.

Do we need the guardrail form if we have no parking lot?

The guardrail and illumination forms relate to parking lots. The professional preparing your recertification will confirm which forms apply.
