Editorial policy
How we source, check and update what we publish.
- Free, no-obligation proposal
- Inspections by Florida-licensed engineers and architects
- Milestone, SIRS and recertification deadlines

Primary sources first
Condo boards make expensive decisions from this information, so we only state a law, deadline, cost or statistic when we have opened the source ourselves. We prefer primary sources: Florida Statutes on the Florida Senate and Legislature sites, Laws of Florida, bill analyses, the Division of Florida Condominiums, Timeshares, and Mobile Homes, county and city building departments, and OPPAGA reports. Every page lists its sources with the date we opened them.
Current law, not last year's law
Florida's condo safety rules changed in 2022, 2023, 2024 and 2025. We write to the current statute text and say when a rule changed. Where local building departments choose their own rules, such as the 25-year trigger near salt water, we say what each department has published and link to it.
No cost figure without a source
Where the state publishes cost data, such as the OPPAGA milestone repair permit values, or a building department publishes a fee, we show it with the source. Where no reliable published figure exists, such as a typical SIRS fee, we say so instead of guessing.
What we will never publish
We do not publish testimonials, star ratings, made-up projects or photos presented as our own work. Images on this site are illustrations, and they are labelled as such where they appear inside a guide.
Local pages only where the rules are local
We publish a city or county page only where that building department does something different from state law and we have read its own page. If we have nothing local to add, there is no page.
Corrections and dates
Each page shows a "Last updated" date. When a figure or rule changes, we update the page and the date. If you spot an error, tell us through the contact page and we will check it against the source.
Not legal or engineering advice
Our guides are general information. They are not legal or engineering advice and do not replace your association attorney or the engineer or architect responsible for your building.
