The short answer

Structural recertification in Boca Raton is the sealed structural half of the local program, prepared by an engineer who meets the local qualification rules. Boca's engineers give the city three business days' notice of each inspection, and drafts go to the city too. The city uses separate electrical and structural safety report checklists.

  • The report combines a Structural Report and an Electrical Report on the city's own forms, with a narrative and color photos. The engineers tell the Building Official three business days before each inspection so city inspectors can attend, and any draft given to the owner goes to the city at the same time.
  • Submittals follow the city's Recertification Guidelines, with an Electrical Safety Report Checklist and a Structural Safety Report Checklist alongside the 30 Year Inspection Coversheet.
  • Boca uses the state threshold building definition, more than three stories or 50 feet tall, or a large assembly occupancy, to decide which buildings follow the threshold rules.
  • Applications are made online or by mail to the Building Recertification Department at 200 NW 2nd Avenue, with the submittal form, checklists, written reports, photos and payment; the coordinator is on 561-393-7894.
  • If the report falls short, the owner has 30 days to correct and resubmit it, with up to three resubmittals before the matter goes to the Permitting and Construction Review Board. Extensions of up to 60 days are possible to submit the report or obtain permits.

How we handle structural recertification in Boca Raton

Boca Raton is one of the few places outside Miami-Dade and Broward with its own recertification program, and it is specific. The city's checklists cover structural and electrical safety, the fee is $500, and the city publishes when buildings are due through 2031. We build the filing to the checklists and keep the city's schedule in the board's calendar.[2]

Filing in the City of Miami

The City of Miami takes reports through iBuild and ProjectDox with strict file names (RC-S for structural). Buildings built in 1982, 1983 or 1984 shown as overdue cannot use the online process. Filing the report gives 60 days to obtain repair permits without a violation.[7]

Structural glazing on threshold buildings

Miami-Dade requires structural glazing recertification every 5 years for threshold buildings, with a fee of $380.90.[5]
