The short answer

Boca Raton runs a local building recertification program alongside the state milestone law, and we coordinate the structural and electrical reports it requires. Boca Raton's recertification program dates from Ordinance 5589 of 24 August 2021, before the state law. Boca's engineers give the city three business days' notice of each inspection, and drafts go to the city too.

  • The report combines a Structural Report and an Electrical Report on the city's own forms, with a narrative and color photos. The engineers tell the Building Official three business days before each inspection so city inspectors can attend, and any draft given to the owner goes to the city at the same time.
  • Submittals follow the city's Recertification Guidelines, with an Electrical Safety Report Checklist and a Structural Safety Report Checklist alongside the 30 Year Inspection Coversheet.
  • If the report falls short, the owner has 30 days to correct and resubmit it, with up to three resubmittals before the matter goes to the Permitting and Construction Review Board. Extensions of up to 60 days are possible to submit the report or obtain permits.
  • Covered buildings recertify at 30 years, or at 25 years for condo and co-op properties within three miles of a coastline as defined in s. 376.031; threshold buildings recertify at 30 years.
  • The fee is $500 per recertification, set by Resolution 39-2022 at the 10 May 2022 City Council meeting.
  • Boca uses the state threshold building definition, more than three stories or 50 feet tall, or a large assembly occupancy, to decide which buildings follow the threshold rules.
  • Late reports, uncorrected reports and repairs that do not start on time can lead to an order of enforcement, with fines through the Special Magistrate.
  • The electrical inspection may also document emergency lighting, exit lighting, site lighting and egress pathway illumination, and concerns go to the building official to take up with the fire official.

How we handle building recertification in Boca Raton

Boca Raton is one of the few places outside Miami-Dade and Broward with its own recertification program, and it is specific. The city's checklists cover structural and electrical safety, the fee is $500, and the city publishes when buildings are due through 2031. We build the filing to the checklists and keep the city's schedule in the board's calendar.[1]

How is recertification different from a milestone inspection?

The milestone inspection is a state requirement in s. 553.899 for condo and co-op buildings. County recertification is local law that covers most building types, includes an electrical recertification, and has its own schedule, fees and penalties. A condo building in Miami-Dade or Broward may need to satisfy both, so ask the professional how one inspection can serve both programs.[4][5][6]

  • Other buildings built 1993 or later recertify at 30 years.
