The short answer
Hollywood runs a local building recertification program alongside the state milestone law, and we coordinate the structural and electrical reports it requires. Hollywood inspects buildings at 25 years and every 10 years after, under its 25-Year or Older Building Safety Program. Broward's program dates from 2005 and calls for structural and electrical safety inspections.

Recertification in Hollywood

- Broward's program began as a 40-year program, created in 2005 and in effect from January 2006, and calls for structural and electrical safety inspections.
- The city issues a Notice of Required Inspection, and its page gives the owner 90 days from receiving it to complete the inspection, shorter than the 180 days in BORA's policy text, so work to the date on your notice.
- The BORA policy has the electrical safety report prepared by a Florida-licensed professional specializing in electrical design, on the BORA electrical form.
- The city charges a $300 administrative fee to review the third-party inspection reports.
- The owner is responsible for hiring the third-party Florida registered professionals who perform the inspections and prepare the reports.
- Under the BORA policy, balconies, elevated decks and seawalls or docks attached to a structure are part of the inspection, and parking garages and guardrails are not exempt.
- After the Surfside collapse the city re-issued certified letters to the properties on its list, set up a Recertification Taskforce and assigned dedicated staff.
- BORA's policy lets the Building Official extend the report deadline by up to 60 days, and gives up to 60 days to obtain repair permits on a sealed request from the professional.
How we handle building recertification in Hollywood
Hollywood still files what many owners call the 40-year recertification, but the city now titles it the 25-Year or Older Building Safety Program and charges a $300 review fee. The owner hires the professionals, the reports go to the city within the window on the notice, and the BORA policy decides who signs the structural and electrical parts.[1][2]

How is recertification different from a milestone inspection?
The milestone inspection is a state requirement in s. 553.899 for condo and co-op buildings. County recertification is local law that covers most building types, includes an electrical recertification, and has its own schedule, fees and penalties. A condo building in Miami-Dade or Broward may need to satisfy both, so ask the professional how one inspection can serve both programs.[3][5][4]

Miami-Dade recertification schedule

- Buildings built before 1983 keep their established recertification schedule.
- Coastal condo and co-op buildings 3 stories or more within 3 miles, built 1983 to 1997, and other buildings built 1983 to 1992, were due by 31 December 2024.
- Coastal condo and co-op buildings built 1998 or later recertify at 25 years.
- Other buildings built 1993 or later recertify at 30 years.
- Every 10 years after that.
- Courtesy notices are sent two years and one year ahead; reports are due within 90 days of the notice.
Broward Building Safety Inspection Program (Fort Lauderdale)

- First inspection at 25 years, then every 10 years
- Notices sent by certified mail from 1 June to 31 August each year
- Safety report due within 180 days of the notice
- Repairs within 180 days of the report unless the Building Official sets otherwise
- Review fee $375
