How we handle building recertification in Tampa

The 40-year recertification belongs to Miami-Dade and Broward. In Tampa the local requirement is the milestone inspection under City Code s. 5-110.9, a structural inspection filed in Accela, and the city's page asks for no electrical or parking lot report. Boards that want those systems reviewed usually do it as part of the SIRS or their own maintenance planning.[1][3][4]

How is recertification different from a milestone inspection?

The milestone inspection is a state requirement in s. 553.899 for condo and co-op buildings. County recertification is local law that covers most building types, includes an electrical recertification, and has its own schedule, fees and penalties. A condo building in Miami-Dade or Broward may need to satisfy both, so ask the professional how one inspection can serve both programs.[2][3][5]
