Broward County's building safety inspection program, once known as the 40-year program, now starts at 25 years. Fort Lauderdale sends notices by certified mail from 1 June to 31 August, wants the safety report within 180 days and repairs within 180 days of the report, and Hollywood has renamed its program the 25-Year or Older Building Safety Program (City of Fort Lauderdale; City of Hollywood).

Broward's program was created in 2005 as a 40-year program and took effect in January 2006 [2]. It now starts at 25 years.

What Fort Lauderdale publishes

The city's Building Safety Inspection Program page, which refers to Broward's BORA Policy 05-05 amendments dated 9 August 2024 and to SB 154, sets out [1]:

Mid-rise and high-rise beachfront condominiums behind palms and a wide beach in Fort Lauderdale
  • First inspection at 25 years, then every 10 years
  • Notices by certified mail from 1 June to 31 August
  • Safety report within 180 days of the notice
  • Repairs within 180 days of the report unless the Building Official specifies otherwise
  • A $375 review fee
  • Exemptions for structures under 3,500 square feet and small residential buildings of up to four units and three stories

What Hollywood publishes

Hollywood titles its version the "25-Year or Older Building Safety Program". After Surfside it re-issued certified letters to listed properties and set up a Recertification Taskforce with dedicated staff [2].

Why it matters

Broward building officials reported 155 required Phase 2 milestone inspections in 2025 [3]. A building that reached 25 years is now inside the county program even if the state's 30-year milestone date is years away. Read how recertification compares with the milestone inspection, or see our Fort Lauderdale page.
