The short answer

County recertification in Miami-Dade includes an electrical report alongside the structural one, and threshold buildings need an electrical engineer. The City of Miami's filing list includes structural, electrical and thermography reports, and Miami Beach requires an electrical engineer for threshold buildings (Miami-Dade County, City of Miami and City of Miami Beach recertification pages).

What the electrical report covers

The professional inspects the building's electrical systems listed in the county's recertification guidelines and reports deficiencies that need repair. Larger systems also get infrared thermography, which uses a thermal camera to spot overheating connections. Ask the engineer which items your building's system size requires.[1][2]

Frequently asked questions

Does the electrical engineer need to be separate from the structural engineer?

For threshold buildings Miami-Dade and Miami Beach require both a structural engineer and an electrical engineer, so it is usually two professionals.

Is electrical part of the state milestone inspection?

No. The milestone inspection is structural. Electrical systems appear in the SIRS as a reserve item, and in county recertification as an inspection.
