The short answer

Electrical recertification in Miami-Dade County is the electrical half of the local program, and we arrange it with the qualified electrical professional the rules call for. Electrical systems of 400 amperes or more need infrared thermography as part of county recertification. County Code s. 8-11(f) has required recertification since 1975 and covers nearly every building type, not only condos.

Electrical reports in Miami-Dade County

  • Electrical systems of 400 amperes or more need an infrared thermography inspection by a technician holding the required certification, and the electrical report is prepared by an engineer in the electrical discipline under Rule 61G15-33, F.A.C., with photo documentation.
  • Threshold buildings, including those four stories or taller, are inspected separately by a qualified structural engineer and an electrical engineer, and the structural report carries a self-qualification letter and proof of the engineer's DBPR structural specialization.
  • Courtesy notices go out two years and one year before the due year, and the recertification reports are due within 90 days of the Notice of Building Recertification.
  • Fees from 1 October 2025: $403.13 for the initial structural and electrical review, $453.52 if the reports arrive after 90 days, $143.23 per discipline for a re-review and $169.04 per discipline for a quality control inspection.
  • Parking lot illumination must meet County Code s. 8C-3, and guardrails must meet s. 8C-6 where a parking lot abuts a canal, lake or other body of water. If guardrails are missing, a permit to install them comes first, and both certificates go in the recertification packet.

How we handle electrical recertification in Miami-Dade County

Recertification here is older than the state law and wider. It applies to offices, warehouses and rental buildings as well as condos, it includes an electrical report, and it has its own fees and penalties. For a condo board it runs alongside the state milestone law, so we plan the two together and keep the 90-day county clock in front of the manager.[1][5]

Permits in Miami-Dade County

  • Miami-Dade County Building, Recertification: Recertification notices, filings and fees for unincorporated Miami-Dade, and the county code every city follows
  • City building departments (for example City of Miami, Miami Beach): Run recertification and milestone filings inside their own city limits

What the electrical report covers

The professional inspects the building's electrical systems listed in the county's recertification guidelines and reports deficiencies that need repair. Larger systems also get infrared thermography, which uses a thermal camera to spot overheating connections. Ask the engineer which items your building's system size requires.[1][3]

Frequently asked questions

Does Miami-Dade County require an electrical report or thermography?

Electrical systems of 400 amperes or more need an infrared thermography inspection by a technician holding the required certification, and the electrical report is prepared by an engineer in the electrical discipline under Rule 61G15-33, F.A.C., with photo documentation. Infrared thermography finds hot connections before they fail, and it gives the reserve study a firmer view of the electrical system.

Does our Miami-Dade building need infrared thermography?

Yes if its electrical system operates at 400 amperes or more. The county requires an infrared thermography inspection by a technician holding the required certification, with photos in the report.

How much warning does Miami-Dade give before recertification is due?

The county sends courtesy notices two years and one year before the due year. Once the Notice of Building Recertification arrives, the reports are due within 90 days.
