The short answer
Many Florida condo floors and garage decks are post-tensioned: steel tendons inside the slab are tensioned to hold it in compression. Cutting or coring one without knowing where the tendons run can be dangerous, so repairs and any Phase 2 testing are directed by the engineer, who must prefer test locations that are least disruptive and still representative of the structure (s. 553.899(7)(b), Florida Statutes).

Who this is for
Associations whose milestone or engineer's report mentions post-tensioning, tendon corrosion or slab deflection, and buildings with post-tensioned garage decks.
Signs the engineer will look at

- Rust staining or efflorescence along a line on the slab underside
- Cracking or deflection in post-tensioned slabs and beams
- Corroded tendon anchors at slab edges
- Water leaking through garage decks onto tendons
How repairs are approached
The engineer locates tendons before any cutting, decides whether tendons need to be repaired or replaced, and specifies shoring. Work is done by contractors experienced with post-tensioned systems, under a building permit.
Frequently asked questions
How do we know if our building is post-tensioned?
The original structural drawings will say. If you do not have them, the engineer can tell from the structure and may scan the slab before testing.
Is post-tensioned slab repair part of the milestone inspection?
The inspection identifies deterioration and recommends repairs. The repairs themselves are a separate project, which must commence within 365 days of a Phase 2 report.
