The short answer

Parking garages under or beside condo towers are often where inspections find the most concrete damage, because water and salt reach columns, beams and decks directly. Garages count toward the milestone inspection's non-habitable areas, and Boca Raton's program even counts underground parking when deciding whether a building is 3 stories or 50 feet (s. 553.899(7)(a); Boca Raton Ordinance 5589).

Garage items in Miami-Dade recertification areas

City of Miami recertification includes a parking lot illumination certificate where it applies, and the City of Miami Beach has separate forms for parking lot guardrails and parking lot illumination. See our parking lot guardrails and lighting page.[3][4]

Frequently asked questions

Can the garage stay open during repairs?

Usually in part. The engineer decides where shoring is needed and the contractor phases the work. Plan for some spaces to close at a time.

Do garage repairs need a permit?

Structural concrete repairs need a building permit. The contractor obtains it from your local building department.
