We coordinate railing replacement with the balcony concrete repairs, so posts are set into repaired slab edges, not into damaged concrete.

The short answer

Railing posts set into a balcony slab edge are a common entry point for water, and corroded posts can crack the concrete around them. Railing replacement is usually planned with the balcony slab repairs a milestone or engineer's report recommends, and the statute asks every report to recommend remedial or preventive repairs for damaged items, not only structural ones (s. 553.899(8)(e), Florida Statutes).

When to replace railings

  • Posts are corroded, loose or have cracked the concrete around them
  • The engineer's report recommends it as part of balcony repairs
  • Coatings at the post bases have failed and water is getting in

What to coordinate

Railing design, materials and anchorage need to suit the repaired slab and the building's exposure. The contractor obtains the permit, and the work is scheduled with the balcony stacks so each unit is disturbed once.

Frequently asked questions

Do railings count in the SIRS?

The SIRS covers the structure, waterproofing and any item above the reserve threshold whose failure would harm the required items, so balcony railings may appear in it. The professional preparing the study decides.

Can we replace railings without fixing the concrete?

Setting new posts into damaged concrete repeats the problem. The engineer should confirm the slab edge is sound first.
