There is no state fee schedule for a structural integrity reserve study, and we have not found a reliable published survey of fees, so the honest answer is a written proposal for your building. What the law does fix is what the study must cover and what owners must then fund: no waiving of SIRS reserves for budgets adopted on or after 31 December 2024, and a $25,675 threshold for other reserve items in 2026 (s. 718.112, DBPR).

What drives the study fee?
The statute sets the minimum scope, so the fee follows from how much of it your property has [1]:

- Number of buildings three habitable stories or higher, since each needs a study
- Systems present: roof, structure, fire protection, plumbing, electrical, waterproofing and painting, windows and doors, plus any other item above the threshold
- Records available: drawings, past studies, maintenance logs and warranties shorten the work
- Reuse of a recent milestone inspection for the visual inspection portion
- Who performs it: a Florida-licensed engineer or architect, or a credentialed reserve specialist or professional reserve analyst
What does the SIRS make owners pay?
| Rule | What it means | Source |
|---|---|---|
| Reserves based on the latest SIRS | Budget reserves for SIRS items must follow the study's findings | s. 718.112(2)(f)2.a |
| No waivers | Budgets adopted on or after 31 Dec 2024 cannot waive or underfund SIRS items | s. 718.112(2)(f)2.b |
| Other reserve items | Required above $25,675 in 2026 (inflation adjusted from $25,000) | DBPR |
| Items over 25 years of life | No replacement reserve needed, but deferred maintenance may be | s. 718.112(2)(f)2.a |
| Funding by loan or credit line | Allowed with a majority of the total voting interests | s. 718.112(2)(f)2.c |

Why the funding plan matters more than the fee
Every SIRS includes at least a baseline funding plan that keeps the reserve cash balance above zero in each budget year [1]. That plan sets the reserve line in every future budget, so ask the professional to show the board more than one funding schedule. The Division adds that associations that had waived SIRS reserves in a budget adopted on or before 31 December 2024 begin funding in line with the study from 1 January 2026 [3].

Frequently asked questions
Why won't you publish a SIRS price range?
Because we have not found one that is dated, attributed and based on real Florida studies. Our editorial policy is to show only figures we can source. We will add ranges once we have enough real proposals to report them honestly.
Is a SIRS cheaper if we just had a milestone inspection?
It can be. A milestone inspection within the past 5 years that meets the SIRS rules can replace the visual inspection portion of the study.
Can owners vote to reduce reserves to save money?
Not for SIRS items in budgets adopted on or after 31 December 2024 in an owner-controlled association that must have a SIRS, except a multicondominium with a Division-approved alternative funding method.
